Before knowing the details of plinth area you
should know the basic terms related to plinth such as (plinth, plinth level,
plinth height etc.). In this terms student have so much confusion. I assure
after reading this article all your doubts will cleared.
Before going through this article I recommend you to read "10 things you should know before reading the floor plan".
1. Plinth:
Plinth is constructed above the ground level. It
is ground floor of the building. As per building bye law plinth is always above
the ground level or road level.
Plinth is line which differentiates the
substructure and superstructure. In simple the Plinth is the bottom portion of
superstructure and above from the ground level.
2. Plinth Level:
Plinth level is the level the ground floor of the
building.
3. Plinth height:
The plinth height is taken from the natural level
or ground level or road level to plinth level. Plinth level helps to prevent
surface water from entering into the building. It helps to protect the
superstructure from dampness or moisture. Plinth height prevents overflowing
drainage from entering the building.
Note: The plinth height is in between 300 - 450
mm from ground level. It is recommended that minimum plinth height 150 mm is
adopted from natural level.
Note: Plinth Area is calculated by proper
measuring the outer wall of floor.
Following plinth Area are included while finding the
Plinth Area:
a) Area of each Wall.
b) The wall which is common of two building, half area of that wall is included
in plinth area calculation.
c) If the open Veranda with parapet
which is protected by the projections then all the area (Parapet wall + wall
from top side + grills)
d) If the open Veranda with parapet which is protected by the projections
then all the area (Parapet wall + wall from top side + grills)
e) Staircase room i.e. Head Room is also included.
For Balconies
f) If the Balconies which is
protected by the projections then all the area (i.e Parapet wall + wall from
top side + grills).
g)Only 50% area shall be included for unprotected balconies by projections.
h) Plinth area = Carpet area + wall thickness

i) Cost of the plinth area =
plinth area (sq. meter) x Rate cost in per sq. m.
Following Area that shall not included while
calculating the Plinth Area:
1. Terrace Area
2. Open staircase
3. Loft area
4. Lift room
5. Entrance Porch is included.
